Paying Rent

Rent is due on the 1st of each month.  8 Greene Street Rental Properties will invoice each tenant via email one week prior.  We encourage everyone to pay online through Intuits secure marketplace.  There will be a link on the email that will direct you.  Once you setup your account, it’s very easy to make all future payments directly off the emails each month.  This is not only a free and secure service that will save you the cost of postage and hassle of mailing your rent, but it is also a nice way of being “Green” and helping your environment.

Utilities

Tenants are responsible for their own utilities.  8 Greene Street Rental Properties will take care of the trash & snow removal, as well as the general maintenance on the building.  Below is a list of resources to help set up your utilities:

Electric

Your electric will consist of your lights and power outlets.  You can contact Burlington Electric directly to setup your service.

Natural Gas

Your natural gas will consist of your hot water, stove and heat.  Natural gas is a very efficient and clean source of energy and will help keep your costs down.  You can contact Vermont Gas directly to setup your service.

Water

Each apartment is on it’s own water meter, however the city bills the building as a whole for it’s water use each month.  I will invoice each tenant his/her water bill quarterly, since it’s not a significant amount each month.

Cable TV & Internet

Tenants are responsible for their cable and internet services, and can contact Comcast Cable & Internet or Burlington Telecom to set them up.

 

Trash & Recycling

Tenants should use the dumpster at the rear of the building to dispose of their trash, and the blue recycling bins that are provided in the basement for their recycling.  Please put the recycling bins on the front sidewalk on the morning of recycling days.  Recycling pickup takes place on Wednesdays, and trash pickup is on Thursdays.  Please plan accordingly.

If we can’t resolve the issue, we will get the people over who can.  Pam and I want to make sure that everyone has a good experience in our building, and if something goes wrong we want to fix it right away.

 

Assignment and Sub-Leasing

Tenant shall not assign, mortgage, pledge or encumber this Lease, or the demised premises, or sub-let the whole or any part of the demised premises without Landlord’s prior written consent.
